Transforming a Mid-Century Landmark into a Downtown Residential Hub

OVERVIEW

Corrigan Tower — a mid-century modern high-rise built in 1952 — sat vacant for more than a decade before a $100M redevelopment repositioned it as 1900 Pacific Residences: 150 apartments with ground-floor retail and amenities overlooking the planned Pacific Plaza Park. The challenge was competing in a crowded downtown rental market and achieving lease-up within 12 months while restoring the building’s relevance to Dallas’s cultural identity.

Resident Events

STRATEGY

  • Brand Development: Created a new identity and messaging framework to reintroduce the tower to the market.

  • Digital Presence: Designed and launched the website, managed social media, and produced digital campaigns to capture qualified leads.

  • Creative Collateral: Produced leasing brochures, event flyers, and marketing materials with a consistent, elevated look.

  • Community & Cultural Programming: Planned and executed 100+ resident events and launched MUSE Gallery, transforming a vacant space into a cultural venue showcasing Dallas artists.

  • Partnerships: Partnered with the Dallas Parks Department on the debut of Pacific Plaza Park, reinforcing the project’s role in downtown placemaking.
